REITs Over 6% That Cover the Payout

Official⏱ Weekly, Monday mornings

High-yield REIT lists are full of dividend traps, and separating them means rebuilding a payout-coverage spreadsheet every quarter. This watch runs your yield, payout, and leverage screen continuously — alerting you when a name newly qualifies and warning you when a holding's coverage starts to slip.

The prompt

Find US-listed REITs yielding above 6% with an FFO payout ratio under 80% and net debt to EBITDA below 6x. Industrial, data center, and residential REITs are must-haves; office is excluded entirely. Alert me when a name newly qualifies, and separately when an existing qualifier's payout ratio drifts above 90%. Insider buying at any of these names is a bonus.

This is the whole template — the words the wizard analyzes into sources, filters, and a schedule. You review and edit every step before the watch runs.
